The paper presents the results of a survey we conducted on the operation of the private rental market in Ljubljana, the capital city of Slovenia. The private rental sector has and continues to operate in Slovenia without being supported by any official state policy. As such, the main purpose of the survey was to investigate the precise nature of its operation in order to gain knowledge of its major characteristics. The principle aim of the survey was to propose a model for the implementation of an efficient private rental sector. In spite of the sector being officially unregulated, the survey results reveal several surprising positive characteristics.
